Payments shown are principal and interest, the same amount for every payment over the full term: 360 payments on a 30-year loan, 180 on a 15-year loan. They do not include property taxes, homeowners insurance, or HOA dues, so your actual monthly payment will be higher. Conventional examples assume at least 20% equity, so no mortgage insurance applies.

FHA payments shown do not include FHA mortgage insurance, so the actual FHA payment will be higher. FHA examples include the 1.75% upfront FHA mortgage insurance premium, financed into the loan. FHA charges monthly mortgage insurance for the life of the loan when the down payment is under 10%, and for 11 years when it is 10% or more.

This home equity loan is a second mortgage: your current mortgage stays in place, and this payment is in addition to your current mortgage payment. CLTV (combined loan-to-value) is the total of every loan secured by your home, including this one, as a percent of the home's value. The rate assumes a DTI (debt-to-income ratio: your monthly debt payments, including this one, as a percent of your gross monthly income) of 40% or less.

Annual Percentage Rate (APR) is the cost of your credit as a yearly rate. The APRs shown include the interest rate, the discount points shown and the lender's underwriting fee; FHA APRs also include FHA mortgage insurance. APR is typically higher than the interest rate. Compare APRs to compare the total cost of different loan offers.
