- No station on the hilltop. Potomac Ave and Stadium–Armory (Blue, Orange, Silver) are across the Sousa Bridge.

- Local and limited-stop buses run on Pennsylvania Avenue SE to downtown.

- Anacostia Park's riverfront trail runs below the hill, and Fort Dupont's mountain-bike trails are next door.
- Parking
- Few blocks have permit zones. Some houses have a parking pad or garage off the rear alley.
Worth watching: DDOT is rebuilding the Pennsylvania Avenue and Minnesota Avenue SE intersection at the foot of the hill, with a final design shown in early 2026 and about two years of construction. The project replaces the highway-style interchange with pedestrian crossings and public space.

Is an older detached house harder to finance than a condo?
No. A detached house has no condo project review, no association budget for the underwriter to review, and no monthly dues counted in your debt-to-income ratio. The loan depends on you and the house. The age of the house adds attention to condition: the appraiser notes roof life, peeling paint on an FHA loan, and knob-and-tube wiring. We go over what the appraiser is likely to flag before you make an offer.
Can I finance a Randle Highlands house that needs some TLC?
Yes. FHA 203(k) and Fannie Mae HomeStyle renovation loans are underwritten against the home's value after the improvements, so the work does not have to come out of savings. Licensed contractors do the work and funds are released in draws as it is completed. Randle Highlands was platted in 1899, and its older houses date to the early 1900s.
What should I know about appraisals here?
The appraiser compares the house with recent nearby sales. A renovated house near unrenovated ones can appraise below its contract price, which lowers the loan amount. Which DC buyer programs work at Randle Highlands prices?

There are two ways. A cash-out refinance replaces your current mortgage with a larger one and pays you the difference at closing. A home equity loan leaves your existing first mortgage in place and adds a second, smaller loan against the equity, which keeps the rate on your first mortgage. Which one fits depends on your current loan, how much you need, and what it is for. We price both side by side.
Where did the name Randle Highlands come from?
From Colonel Arthur E. Randle, the newspaper publisher turned developer who bought the hilltop tract at the foot of the Pennsylvania Avenue bridge in 1899 and platted it under his own name. He had already founded Congress Heights and built a streetcar line to serve it. Randle Highlands was followed by the subdivisions that became Dupont Park, Penn Branch, and part of Greenway.
