Foursquares and bungalows above the Sousa Bridge — detached houses that finance simply, and equity many longtime owners haven't touched.

Why here
Randle Highlands sits on the hilltop the streetcar built — front porches with skyline views, park land on three sides, and parking pads and garages off the back alleys.

The hilltop faces back across the river — from the right porch you can watch the Capitol dome light up at dusk. Few DC neighborhoods see the city like this.

Nearly 400 acres of forest next door, with free summer concerts that have been an east-of-the-river tradition for generations, plus mountain-bike trails and an ice arena.

Down the hill, the riverfront park runs for miles — the roller-skating pavilion, ballfields, and a trail that rides all the way to the Tidal Basin.
Who's moving in: buyers trading rowhouse density for a detached house, a yard, and off-street parking — at prices the rest of the city hasn't seen in a decade.

Getting around

Worth watching: DDOT is rebuilding the Pennsylvania & Minnesota Avenue SE intersection at the foot of the hill — final design shown in early 2026, roughly two years of construction — replacing the highway-style interchange with a safer crossing and new public space on the neighborhood's main approach.

Wherever you are
Buying takes most first-time DC buyers the better part of a year. The useful next step depends on which part you're in.
01 · Still running numbers
Start with the payment, not the price. DC property tax, insurance and any condo fee move it more than buyers expect — and the condo fee counts against your ratios in full.
See what you can afford →02 · Saving up
What you actually need down at Randle Highlands prices is usually less than people assume, and the property type moves it as much as the program does.
See what you'd need →03 · Writing offers
DC listing agents expect a pre-approval attached to the offer. Ninety seconds, no credit pull to start.

Local expertise
The houses are older and the lots are bigger than most of the District's. Both facts shape the loan more than people expect.
The neighborhood is named for the developer who platted it above the Pennsylvania Avenue bridge in 1899 — and its 1911 schoolhouse still anchors the hilltop. Today the neighborhood is also home to Lee Montessori East End, a tuition-free public charter school and the first full public Montessori school east of the river. Read the story of Colonel Arthur E. Randle.
Either way, the answer starts with the house and the numbers — tell us both and we'll map the options.
